Most Common Causes of Water Intrusion

  • Down spouts that are clogged or not diverted away from the structure
  • Negative grading around the structure
  • Clogged footing drains

Most structures today are designed to divert water away. Over time soil consolidates and settles causing negative drainage. Tree roots and silt entering the foundation drains eventual block the flow of water. Rain water from down spouts not directed away from the structure add to the surface water. Surface water in conjunction with a high watertable increase the hydro static pressure. Foundation cracks, floor cracks or any compromise in the supporting structure can and will allow water to enter.
